Sustainable Energy Fund (SEF), Third-Party Administrator for Montgomery County Commercial Property Assessed Clean Energy (C-PACE) Program, has supported a major redevelopment project at 355 Maple Avenue in Harleysville, Pennsylvania, through more than $5.5 million in C-PACE financing.
The project, led by VV355, LLC, involves the adaptive reuse of a 237,877-square-foot commercial property, converting the building from its former office use into a modern flex-industrial facility. The project received final approval through the Montgomery County C-PACE Program on January 14, 2026.
C-PACE financing for the project totals $5,599,624.53 and is being provided by Bayview Commercial Mortgage Finance, LLC. SEF reviewed the project to ensure compliance with Act 30 of 2018 and Montgomery County C-PACE guidelines.

As modeled, the improvements are projected to generate annual savings of 485,530 kWh of electricity, 2,382 therms of natural gas, and 159,281 gallons of water. Total annual energy and water savings are estimated to be valued at $65,738, with whole-building energy savings reported to be approximately 10.8% over the established baseline.
The redevelopment of 355 Maple Avenue represents continued investment in adaptive reuse and energy-efficient redevelopment across Montgomery County. By leveraging C-PACE financing, property owners can pursue large-scale improvements with long-term, fixed-rate financing that remains with the property.
